Your guide to RENTING with Independent Property Estates…

At Independent Property Estates we treat our Tenants with as much care as our Landlords. We aim to make the rental application process as fast and easy as possible to ensure you can take residency in your new rental home without delay.

All Tenants applying through Independent Property Estates are subject to a standard referencing process prior to the rental of any property.

In advance of making a formal application to rent a property listed with us, we would encourage potential Tenants to obtain the necessary items as detailed below.

Any person intending to rent a property through Independent Property Estates will be required to provide the following documentation:

Proof of Identity (Driving License or Passport)

Proof of Income (We will write to your Employer for a reference)

Previous Landlords Reference or Mortgage Statement

Two Proofs of Current Address (Utility Bills)

A Guarantor who is a home-owner

Prospective Tenants are also required to complete our application form, along with Guarantor & Tenant bank referencing forms.

These forms must be completed and signed by the prospective Tenant & their Guarantor.

The completed forms, required documentation and a cheque/cash/postal order for the non-refundable administration fee* detailed on the application must be delivered to Independent Property Estates before any prospective tenancy will be processed.

On signing of any lease successful applicants will be required to provide:

One month’s rental payment as security deposit

One month’s rent in advance

All tenants should note:

Rent is payable monthly in advance by standing order direct to either the Landlords Account or the Independent Property Estates Client Account, depending on whether or not we are Managing the property.

Non Refundable Administration Fee - £35.00

This fee does not guarantee the rental of any Independent Property Estates Rental property and will not be refunded in the case of an unsuccessful application.

On signing of any lease all successful applicants are bound by the term of said lease. Rental payments must be made directly to either the Landlords account or to the Independent Property Estates Client Account. Rental payments and set up of standing orders are the sole responsibility of the tenant as per the terms of the lease
